Lains Estates have carried out two major projects for us in the last few years: remodelling the interior of the old part of our house and converting a separate building from an artist’s studio on the first floor into a bedroom and bathroom with a new staircase to the ground floor. Both projects were carried out to time and to budget. The standard of workmanship was high and they were professional at managing the inevitable changes to the original plans that happen with all building projects. Nick and Rory were a pleasure to deal with and we would recommend them without reservation.

Lains Estates undertook a complete refurbishment of our very old, brick and flint cottage between May 2022 and January 2023. To say that we are thrilled with every aspect of the work would be something of an understatement. The outcome of very extensive and extremely hard work by Nick, Ruaridh and Lains Estate’s band of sub contractors has exceeded our expectations in every way. The old cottage was literally rotting under our feet. It was cold, damp (no damp course) and all of the ceilings were low and sloped alarmingly from back to front. It was not a comfortable place in which to live. Our son was never able to stand up in the shower or coming through the front door! The ground floors were dug out to give us more headroom, French drains were installed around the perimeter and all the ceilings were lifted to achieve both height and uniformity. The house was completely gutted. We could look up from the dirt floors to the roof timbers with nothing in between. There was a complete re-work of the rooms on the first floor, two new bathrooms and a new staircase plus 5 new windows to give more light. The end wall of the cottage was removed (and supported by hefty engineered brick walls + RSJs) to join up with the kitchen of the existing extension. There was re-plastering, re-wiring and new plumbing. Apart from the exterior walls and roof tiles, nothing of the old house remained. We now have a warm, dry and modern interior with underfloor heating in which it’s a joy to live. None of it would have happened without Nick’s calm, considered and well-thought out attitude towards the work. Every aspect of all that was to be achieved was planned and strategically programmed in a way which could not be faulted. When we made adjustments to the specifications, Nick never once faltered in his willingness to get the job done. Nothing, seemingly, was too much trouble. He would always find a way to achieve our ambitions. His relationships with us, his subcontractors and the suppliers of items we’d sourced were friendly, easy and straightforward. Nick has been a delight. We would not hesitate to recommend him to anyone contemplating a building project
